Equity capital
How much equity do I need?
Let's assume you've found your dream home. Price: 1 million francs. Anyone who buys a property must put down 20 percent of the purchase price. A maximum of 80 percent of the property's estimated value can be borrowed. For example, if the house is valued at 1 million francs, you need 200,000 francs in equity.
What counts as equity?
At least 10 percent of the purchase price must be self-financed with liquid assets. This includes savings, securities, third-pillar savings, or inheritance benefits. As long as you live in the property yourself, you can also finance the remaining equity with funds from your pension fund.

How can I withdraw pension fund funds?
If you would like to access funds from your pension fund, you can do so either as an early withdrawal or as a pledge – with different consequences.
If you withdraw capital from the second pillar, the pension fund will reduce your retirement benefits and possibly also your risk benefits. This can lead to significant income gaps. You will be subject to tax on the capital paid out.
However, if you pledge the capital to the lender, your benefits will not be reduced. You can also deduct higher interest payments from your income.
Contact your pension fund early if you want to withdraw funds from it for home ownership.

Mortgages
What types of mortgages are there?
A mortgage is a loan that you can use in addition to your equity to purchase a property. Financing partners can provide up to 80 percent of the property's value in the form of two mortgages:
1. Mortgage: Up to 67 percent of the loan-to-value ratio. This does not have to be repaid.
2. Mortgage: Covers the remaining portion up to 80 percent and must usually be repaid (amortized) within 15 years.
Mortgage interest is charged on both mortgages.
What mortgage models are available in Switzerland?
Fixed-rate mortgage: Fixed term and fixed interest rate, ideal for long-term planning security.
Variable-rate mortgage: Flexible term with interest rates that adjust to the capital market.
Money market mortgage: Usually with a term of 3 to 5 years; the interest rate is usually based on the SARON (Swiss Average Rate Overnight), which is based on real transactions.
